What to Expect When Listing Your Okanagan Property

Listing your home for sale can be an exciting process - especially in the current seller’s market we’re experiencing! And while putting your property on the Kelowna real estate market can feel quite overwhelming, there’s 10 basic steps that can help you successfully list - and sell - your home! Spoiler Alert: Step 10 is my favourite!

1. Determine Your Motives

Before you list your property for sale, you’ll need to understand why you’re looking to sell. Do you want to take advantage of the strong seller’s market? Are you looking to upgrade your space? Do you need to downsize? Determining your motives to sell will help you assess your real estate goals.

2. Choose a Fabulous REALTOR®

When you’re selling what’s likely your biggest asset, you want to rest assured that you have a real estate professional who can properly assist you along the way. Choose a knowledgeable agent you connect with and trust, one who displays having your best interest at heart and is a strong communicator.

3. The Price is Right

It’s time to set the final list price for your property. Your REALTOR® will provide you with a comparative market analysis (CMA) and projected listing price bracket, so you’re able to make an educated decision of what realistic amount you can list your home for.

4. Get Squeaky Clean

Studies have shown that a clean home sells faster and for more money. Do yourself a favour and get your home professionally cleaned, so it can help increase the likelihood of a solid offer coming in. 

5. Set the Stage

Now that your home is sparkling, you can call in a home stager who will help make your home aesthetically pleasing. This includes de-cluttering and de-personalizing the space, so potential buyers can more easily picture themselves living there.

6. Picture Perfect

Once your home has been staged, it’s time to enlist the help of a professional photographer to capture the charm of your home and provide fabulous photos for your listing, so it creates a buzz online and attracts more interest from buyers. 

7. Offer Options

With your property now officially on the market, you have a few options when an offer is presented. You can either accept the offer as is, you may negotiate the offer and sign it back, or you could choose to decline the offer altogether. Again, your REALTOR® will be by your side to help.

8. Get Your Ducks in a Row

Once you’ve accepted an offer, you’ll work with your real estate lawyer or notary, as well as your mortgage broker, to get everything in place for a smooth closing.

9. Closing Day

It’s finally here! You’ll hand over the keys of your current property, and head over to your new home. Which leads to my personal favourite step...
